We Invest Where Lisbon's Middle Earners Actually Live

Since we started in 2021, Sempre Fixe has focused on Queluz, Amadora, Seixal, Barreiro, Almada, Sacavém, and Loures, which are areas where working families actually live, where rents are affordable, and where landlords who maintain their properties hold a serious competitive advantage.
It was an observation: the people who keep Lisbon running need good, well-managed homes in places with decent transport links. And there weren't many landlords willing to take that seriously.
We now manage over 250 units across Greater Lisbon, with 98% occupancy and a portfolio yield of 7.4% gross. That compares to roughly 4% in central Lisbon, where prices have risen faster than rents for years.
Rents across Greater Lisbon rose around 8% in the first quarter of 2026. Housing stock is down 14% year-on-year. New supply isn't coming fast enough. Portugal licensed only around 28,000 residential units nationally in 2024, against a structural deficit in the hundreds of thousands. In markets like Barreiro and Seixal, well-maintained T1–T3 apartments are rarely vacant for long.
